What is the Hungary Golden Visa

This is what to consider before committing.

  • The Hungary Golden Visa, officially the Guest Investor Programme, grants long-term EU residence to non-EU nationals who make a qualifying investment.
  • The qualifying route is a €250,000 investment into a real estate fund registered with the Hungarian National Bank, held for at least five years.
  • The residence permit is valid for 10 years and renewable once for a further 10.
  • There is no minimum stay requirement to hold the permit.
  • Family is included: spouse, minor children, and financially dependent parents.

What has recently changed in the programme

2024
The Guest Investor Programme launched, replacing Hungary’s earlier residency bond scheme.
15 January 2025
The direct real estate purchase route (previously €500,000) was terminated. Many competitor sites still list it as active. It is not.
2026
The qualifying routes are the €250,000 regulated real estate fund and a higher-value donation route. We advise only on the fund route.

Because the programme is new and has already changed, we track every legislative update. This is the single most common area where outdated advice appears online.

What are eligible investment options
for the Hungary Golden Visa

Regulated Real Estate Fund

Invest €250,000 in an investment fund registered with the Hungarian National Bank, where at least 40% of assets are Hungarian residential real estate and the fund appears on the qualified-operators list. Held for a minimum of five years. The qualifying route for the Guest Investor Programme.

Explore the Fund Route

The programme also allows a €1,000,000 donation to a public-interest higher education institution. It is non-refundable and rarely chosen. We advise on the fund route.

What is the source-of-funds requirement

The single most common reason guest investor applications stall is source of funds. Proving the lawful origin of your €250,000 to Hungarian and EU standards is where cases succeed or fail. Most agencies address it late. We build this file first.

Requirement Detail
Lawful origin You must document where the invested capital came from, traced to a legitimate source.
Documentary trail Bank statements, sale contracts, employment or business income, inheritance or gift records, as applicable.
Complex cases Sponsor, gift, or multi-source funds need a structured evidence plan built early, not at filing.
EU compliance The evidence must satisfy both Hungarian authorities and EU anti-money-laundering standards.
Timing We build and stress-test this file before any application is submitted, to pre-empt questions.

What are the mandatory fees

Beyond the €250,000 investment, applicants should budget for government and processing fees. Figures are indicative and set by the authorities.
Investment
€250,000
The qualifying fund subscription, held for a minimum of five years. Returned at the end of the fund term, subject to fund performance.
Government and processing fees

Visa, residence permit, and processing fees apply per applicant, including family members. Confirmed at engagement.

Capital is at risk. The investment is returned subject to fund performance, not guaranteed.

What additional costs must be budgeted for

2
Source-of-funds file documentation, translation, and legalisation.
3
Banking account setup and international transfer costs.
